Rolling ground and walkout basements

Lee's Summit grew quickly from the 1980s on, and much of it is subdivisions on rolling ground around Longview Lake, Lakewood and the US-50 and M-291 corridors. The terrain means a lot of walkout basements and long back yards that fall toward a creek or common area. The lower patio at the bottom of a walkout collects everything running down the slope, and water under the patio door is one of the most common calls here. A catch basin or trench drain at the patio edge, fed into a line to lower ground, usually settles it.

Water from the lot above

On a slope, every house receives water from the one uphill. When a rear yard stays soft for days after rain, the water is usually moving underground from higher ground and surfacing where the slope flattens. A French drain across the wet strip, outletting to the low end of the lot, is the typical fix. Where the problem is surface runoff crossing the yard, a graded swale does the same job in the open, which is regrading work.

Newer Lee's Summit homes generally have poured basements with sump pits, and pumps that run constantly after storms point back to water being delivered to the foundation.
